I Performed Maintenance on the Cooling System. Also client replaced own 20x22 Filter. The system is a 2020 American Standard Package unit located on the roof. The system checked out operational and within manufactures specifications at the time of the service.

I advised client about adding a start kit to the system to reduce compressor start up amperage. Sent client estimate for it. The system checked out operational at the time of the service.
I Performed Maintenance on the Cooling System. Also replaced a 13x21-1/2x1 customer supplied filter. The system is a 2016 Heat Pump model located in the inside closet and outside on the ground. I also flushed the condensate drain. I found that the dual run capacitor tested weak and out of manufactures specifications. I recommended and installed new dual run capacitor and tested. Also advised client on adding a hard start kit, and client elected to hold off at this time. Sent client estimate for it. The system checked out operational at the time of the service.
We conducted the installation of an Upflow warranty coil, which included the application of 13 pounds of refrigerant. Install complete.
Upon arrival condenser was not running after Diagnostic found bad capacitor replaced capacitor and compressor savor too compressor savor was out of range also signed client up on comfort plan filter size 14x30 unit is up and cooling
Verified wireing and voltage. Circuit board or nest malfunction. Equipment loses power internally and gives alert to nest. Equipment in poor condition. Advised if continue to replace nest then circuit board. Recommend replacing equipment last service do to poor condition
Found wired thermostat with no 24 volts. Connected properly but wire must be bad. Made it wireless and helped client connect gateway and total connect comfort app. Working at this time.
Performed cooling maintenance on 2024 American Standard Gold split heat pump. Changed 20x25 filter with outside closet fau filter rack. Nest thermostat working properly. Cleaned out electrical compartments. Cleaned condenser coil. Cleared condensation drain from jones valve. Checked start and run capacitors, start and run amps, high/low voltages, refrigerant charge/temperature split (22). System is cooling properly at time of maintenance. 2-Year Labor Warranty expires on 6/20/26. Attached are Hyde’s (2) different extended labor warranty plans. Recommend signing up for one before it expires on 6/20/26. This will make the labor warranty match the 10-year part warranty so for 10 years any repair (listed on attached pdf) is taken care of with only a trip charge.

The following actions were performed during the visit: zoning was established for both the guest area and the master suite. A wireless thermostat was installed in the master suite, and new ductwork was implemented to direct airflow to the great room, creating a designated dump zone to enhance climate control.

Honeywell 3000 thermostat working properly. Cleaned out electrical compartments. Cleaned condenser coil . Checked amps, volts, capacitor, refrigerant charge and temperature split. System is cooling properly at time of service. Compressor is pulling high inrush amps and recommended adding a hard start kit to reduce strain on compressor every startup as an easy upgrade. Also recommended surge protection to prevent electrical damage to equipment. Homeowner declined at time of maintenance.
