Fortunately an intermittent problem in my furnace "cooperated" by not working when Mr. Carrier arrived so he could see for himself what I was experiencing. Mr. Carrier was able to quickly diagnose the problem, which turned out to be literally a bug in a line causing a pressure short. He was very friendly and efficient in his service and I appreciated his skill in fixing the problem without having to replace any parts!

Performed annual cooling maintenance on a 2022 American Standard Platinum 4ton Heat pump. Upflow fau is located in courtyard closet. Replaced 20x25 filter located at fau. Cleared condensation line from jones valve. Informed and recommended to client adding a water safety switch prevent overflowing if the primary condensate drain stops working properly/clogged. Sent additional information and quote. Followed sequence of operations and checked voltage, amperage, temperature split, Freon levels, found no error codes on CDA, and rinsed condenser coils. 1050 thermostat checked out operational. System is working properly in cooling at this time of service.
Found 2014 platinum split system American standard split system with CFG error for multiple indoor stages detected. Reconfigured indoor heat stages. Rebooted multiple times from power and factory default reset. System is now cooling properly. Reconnected to homeowner app.
Returned to replace 3 battery operated smoke/co detectors for hard wired ones. House has 5) hard wired smoke/co detectors. Tested all detectors for proper operation. Everything is working properly. Neighbor locked up property.

Tested water safety switch for proper operation. Cleaned out burners furnace. Verified heating sequence of operation is working properly according to manufacturer specifications. Checked and detected zero carbon monoxide. Checked temperature rise. Thermostat checked out okay. System is working properly in heating at this time of service. Renewed HFCP paid via CC. Scheduled cooling maintenance with client on site. Client stated airflow issues with home to master bedroom. Spoke with client about duct modifications and or adding a mini split. Client requested quotes, scheduled salesman to come out next week to provide quotes and more information.
Homeowner informed me on arrival that his air conditioner stopped working last night so he unplugged Fau because he couldn’t turn it off. 10 50 thermostat failed. Replaced thermostat . Connected to homeowner app and tested. Performed maintenance. Replaced filter, cleared condensation drain. Cleaned condenser coil. Cleaned drive compartment. All cooling components are working properly. Renewed maintenance plan.
1 ton 115 V for bedroom two ton for living room entry split system for the rest of the house.
Found bug in tube to pressure switch causing short in electrical circuit for heating. Cleaned out tube and cleared alert. Verified heating sequence of operation is working properly at this time.
Installed five smoke/CO2 detectors in home. 2 detectors are hard wired and 3 are battery powered. Need to return to replace battery powered detectors for hard wired detectors. Tested all devices and assured proper operation.
Dropped off permit and performed pre inspection. Added water safety switch to FAU. 40amp and 20amp double pole GE breakers need to be replaced to 30amp and 15amp for equipment to match max rated amps on name plate. Notified electrical department. Electrician to order breaker and replace once parts are in hand. Notified office to reschedule permit.

Performed annual heating maintenance on Bosch rooftop package unit. Changed 20 x 25 filter. Checked amps, volts and cleaned electrical compartment. Checked refrigerant levels, superheat, subcool, and temperature rise. Cycle system fromHoneywell 8000 thermostat. Thermostat is operational. Found all electrical components and refrigerant levels to be within manufactured specifications. System is operating and heating properly at time of service.
I Performed Maintenance on the Heating System. Also replaced a 20x25 filter. The system is a 2022 Heat Pump model located in the outside closet and outside on the ground. I also flushed the condensate drain. The system checked out operational at the time of the service. Also helped homeowner set up app on phone. Scheduled next Maintenance visit online for Saturday August 15th 2026 between 8-10 am.
Service on 2021 Lennox equipment. Found faulty high voltage disconnect box. Installed new disconnect box with fuses and tested operation. Equipment is working properly according to manufacturer specifications.
